MANAGEMENT & MAINTENANCE
We pride ourselves in the availability and accessibility of our management team! We are here to ensure your Highland Mill Lofts experience is as wonderful as possible with friendly team members ready to assist! Our hours of operation are Tuesday-Friday 10-6 and Saturday 10-5. If, for some reason, we are not available, we have an AI team ready to assist.
At Highland Mill Lofts, we have an on-site maintenance team ready to assist! Submit a maintenance request through the online portal or get in contact with the office to ensure the request is addressed as quickly as possible. We offer a team of maintenance professionals and an after-hours emergency maintenance line to call for emergencies.
If you indicate permission on your work order, our service technicians are able to provide assistance while you're out and about.
We ask that all maintenance requests be submitted through your resident portal. If you need assistance completing this, our team is happy to help.
If you find yourself locked out during business hours, stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, you can call contact a locksmith if necessary.

To make your life easier, Highland Mill Lofts provides Reserved Parking spaces (for an additional cost) waiting for you, along with general parking.
Highland Mill Lofts offers great amenities that are designed to bring you relaxation and recreation, right at your fingertips. We offer two 24-hour fitness rooms, a coffee bar for catching up on your newest read in the leasing office, a grand Atrium, and courtyard that offers a BBQ grill, complete with cozy fire pits in our Ruins area. We also have a dog wash and Pet Park, so your furry friend can live the best lifestyle right alongside their best friend.
Highland Mill Lofts is proudly pet-friendly! We permit dogs and cats, and up to 2 pets per home. Contact our leasing team with any questions about weight requirements or pet rent!
In each of our industrial apartment homes, you'll find stainless steel appliances in the kitchen, including a fridge/freezer, microwave, stove/oven, and dishwasher, so you can cook to your heart's content in your kitchen with luxe finishes. You'll also find a washer and dryer in every home to help take care of chores, so you can spend more time doing what you love. Our apartments are unfurnished, meaning they are a blank canvas for you to create. Fill your space with what matters most.
ADMINISTRATIVE & LEASING
Our applications take can be as fast as1 day for processing up to a few business days to approve. If you have questions about the status of your application, please give our leasing team a call!
Paying rent is made easy by the use of the online portal! If you have any questions about the rent payment process, please contact our leasing team.
Renter's insurance is required, with a minimum of $100,000 personal liability.
We provide of the internet through Spectrum. If cable is desired the resident would also go through Spectrum for that service as well.
If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes.
Highland Mill Lofts will provide utility set-up information upon moving into your new home!
Utilities such as water, trash, sewer, electricity, alarm fees, and all other utility fees will be the responsibility of the resident and are not included in the rent.

When reviewing an application to rent, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.
Applicants must have verifiable income equal or greater to 3 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 5 times (gross market rent).
Past rental qualification must be a verifiable with a 3rd party or mortgage payment history.
Our property uses TransUnion to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past pay stubs, to validate income.
Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

Our team suggests making a previously arranged appointment to prevent any wait time and to make sure all your questions are addressed. However, we do also accept walk-ins.
We currently do not offer self-guided tours; however, you can contact our team to schedule a tour of your future home at Highland Mill Lofts.
For the safety and security of our property, team, and residents, photo ID is required for anyone taking a tour.
Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.
Our community is located in the heart of the NoDa area and due to the urban environment, noise levels are expected to be moderate.
We want our residents to make their space just like home. We ask that upon move-out that the unit be returned to exactly as it was upon move-in to prevent any fees.
Highland Mill Lofts does have additional monthly fees for using amenities. However, you must pay any additional charges for parking/pet rent depending on resident's circumstances.
We do not allow subletting or AirBnB listings.
To make sure this is as peaceful for all of our residents as possible, our community's quiet hours are from 10 pm to 8 am. We do rent out our amenity spaces for a fee. Please inquire by contacting the office.
